Water Street District

The Water Street District is a $95M hotel, office and restaurant development that transformed the south bank of the DuPage River in downtown Naperville from a collection of small, underutilized properties to a downtown landmark. Over the course of several years, Marquette Companies assembled, conceptualized, entitled, leased, financed and constructed this mixed-use riverfront development in Naperville’s first Tax Increment Financing District that includes three separate buildings, a sky bridge, a parking deck, a multi-purpose public plaza, and a critically important and missing link in Naperville’s famed Riverwalk. Marquette Companies, who continues to manage the property, engaged Hitchcock Design Group at the beginning of the process to collaborate with their architect and engineer to conceptualize and complete construction documents for the $3M streetscape, plaza and riverwalk improvements. The two-level riverwalk includes inviting, richly landscaped walks that cleverly conceal on-site stormwater storage structures. The Riverwalk also features artist-commissioned tile murals, a sculpture of Dick Tracy, and a two-level fountain that animates the upper and lower public spaces. Water Street District is an extraordinary public-private partnership that creates lasting economic, cultural and environmental value for investors and community stakeholders.
